PAINT JOB

Paint job is not just about making it all look clean & simple anymore. It is about making your space look inviting. About dealing with any water pipe issues inside the walls or getting water proofing on the top floor so that the false ceiling does not gets any patches in the monsoon. It is not just a masking exercise but a final touch before everything else has been taken care of. Something to take care while choosing the colours is to go neutral. Since everyone has their personal taste, making a grand gesture may not go too well with everyone. Try going for pastels instead.

FLOORING

Now doing decor for a space that will be going on rent is a lot different than doing interiors of your own space. Since factors like the price & the behaviour of the tenants is a major factor. So do not go for cheap mdf plank wooden flooring just because that may get you extra bucks. Rather spend on a good skirting.

BATHROOM

This is perhaps one of the most important areas. Every one looks for clean, well lit bathroom. Basic things to look for are a clean basin & a toilet seat. If you cannot having a bathroom in both of your toilets, then make a half toilet but you do not have to make a real small cubicle just for a bathroom sake. Designing bathroom and a kitchen is not an easy task but if you try & cover the basic essentials needed, you are better off.

KITCHEN CABINETS

Kitchen is again an area where you got to keep is simple. Plan your budget for it and go for the basic utility items only. Re do your cabinets by painting them, if getting electrical items like chimney & fridge then rather have them cleaned thoroughly once. If you do not wish to spend on upper cabinets then provide clean full length open shelves. Keep it simple.

LIGH FIXTURES

The basic thumb rule when it comes to light fixtures is to go again the basic ones. Try avoiding the “trends” or anything which might be too specific. You can always invest on a good chandelier rest can be more elegant picture lights. Also, avoid colourful cove lights.

ELECTRICAL SWITCHES

When talking about light fixtures, switches is not something to be missed out. Specially in old building, people do not bother about checking on their switch boards, thinking it would be an extra expense. Rather go for basic range of switches & sockets as no one takes them away but people might actually break the old ones while trying to push in a plug.

LESS IS MORE

Remember, spend on things that would add value to the property as a whole. Like trying to make an extra window that gets more light in the second bedroom. Or a safety feature to the entrance door the would add as an asset. At times even a basic wall paper on one of the living room walls makes a posh impression.
